Kitchen Renovation Cost
Kitchens can be one of the most expensive and sophisticated rooms in your home to renovate because of all the design options you have. Whether you want to modernize the cabinetry, update your layout, increase your storage or all of the above. The first factor to remember is that all costs will be relative to what you want to accomplish in your space, which means prices can vary considerably. This is a general guideline, providing you with essential factors to consider when determining the total cost of your new kitchen.
Q: How Much Does It Cost To Renovate Your Kitchen?
The answer to this question can vary greatly depending on the specifics of your project. When budgeting for your renovation, the three main factors you need to consider are the age of your home, the size of the kitchen and the quality of the materials and finishes. If you're looking for a ballpark figure, our kitchens range from $50k to $200k, depending on the abovementioned factors. These figures incorporate our all-inclusive services, covering everything from professional kitchen design and installation to project management and warranties.
Keep in mind the average cost of a new kitchen can vary widely, and many elements can influence the total cost, including the type of work to be done, the required labour, the materials needed, the length of the project, and other contingencies. Based on our past projects, the following is the price range:
Small kitchen under 100 Sqft: $50,000 - $75,000.
Medium kitchen between 100 to 200 Sqft: $80,000 - $150,000.
Large kitchen over 200 Sqft: $155,000+
Q: How Much Should You Spend On Your New Kitchen?
It's ultimately your decision, but a good guideline to follow is the "5-15 percent rule." This rule recommends that your new kitchen should cost no less than 5 percent of your home's value and no more than 15 percent. Here's what that looks like. For example, if you own an $800,000 home, the lowest number you likely want to spend on your kitchen will be $40,000 (5%). However, you probably wouldn’t want to exceed a budget of $120,000 (15%).
Spend less than 5 percent, and you may decrease the value of your home. And investing more than 15 percent of your home’s value could lower your ROI if you plan to sell your home in the near future. Obviously, there are exceptions to this rule, but when you’re trying to set a budget for your new kitchen, the 5 to 15 percent rule is a good place to start. Additionally, we highly recommend adding 10% on top of your renovation budget to handle surprises and unexpected costs.
Q: What’s The ROI?
Next to bathrooms, kitchens are one of the highest ROIs for a home improvement project. In most cases, you can count on your new kitchen to boost the value of your home. According to the “Remodelling 2022 Cost vs. Value Report”, you’ll recoup, on average, an 81% return rate in the real estate market. For instance, an 80K kitchen can increase your home’s resale value by approx. $64,800, if done correctly. And if you’re planning to sell in the future, a beautiful kitchen can help your house stand out for prospective buyers.
Q: What Factors Impact The Final Pricing?
Changing the Layout and Configuration – It costs less to renovate a kitchen if you don’t change the location of things like sinks, dishwashers, stoves, ovens, refrigerators, lighting, etc. Changing the location of these things require extra plumbing, electrical and/or gas line costs for your new kitchen. However, if the configuration and layout of your existing kitchen aren’t working for you, these additional costs may be worthwhile.
Upgrading From Electric to Gas Utilities – Going from an all-electric kitchen to a kitchen with a gas stove and ovens will significantly increase the final price of your project. Also, if your home has not had its electrical system upgraded in a while, you may need to “heavy up” and add electrical circuits to meet the building code and to handle today’s appliances.
Quality of Design and Installation – Regardless of all other considerations, there is almost always a cost difference between a low-level design with poor craftsmanship for the installation when compared to a carefully thought-out kitchen design that is built with care and high-quality craftsmanship. If your project involves removing walls or adding doors/windows, the design and quality of construction will also impact cost, sometimes considerably. But sometimes, these costs are worth the investment. They can both make your kitchen and home better to live in.
